Register
Get in touch! Call, email, whatsapp – whichever method you prefer. Register your details with us and we can send you any properties we have that meet your requirements or answer any questions on a specific property you have seen. - 2
View
We do encourage in person viewings as much as possible so you can get a true feel for the property. Our viewing times can be flexible so get booked in and take a look! If renting is new to you, I would recommend reading the Government How To Rent Guide which will give you some guidance and questions you may want to ask on your viewing. For a copy of this please request from the office or check online on the GOV website. - 3
Apply
Once you have found the property for you, request an application from the office. All out paperwork is carried out electronically so no need to make any extra trips to the office. Once your application has been returned, we will put it in front of the landlord along with any other applications received for that property. - 4
Referencing
Also done electronically, we carry out a basic credit check, landlord reference (if applicable) and employment reference (if applicable). Should you be required to have a guarantor, we will also get there details and carry out the same referencing on the guarantor. - 5
Paperwork
On completion of your referencing, we will send over the tenancy agreement along with all other legal paperwork required for renting a property. You will also receive your initial invoice for the rent and deposit. - 6
Key release
Once all processed and legislation has been adhered to, we will arrange an appointment to release your keys to you! Each tenant will be required to bring a copy of their Right to rent for us to witness should you have not already shown in previously. Congratulations on your new home!

- Are there any agency fees?
In accordance with the Tenant Fee’s Act 2019, there is no charges for application or administration to rent one of our properties. For permitted tenant charges please see further information on the Gov website.
What happens to my deposit?Your deposit (capped at 5 weeks rent) will be lodged within 28 days of payment in a Government secured scheme. Our chosen scheme is the TDS however some landlords that register the deposit themselves may use a different scheme.
At the end of your tenancy, a check out report would be conducted and provided to yourself (the tenant) and the landlord. Deductions (if any) will be proposed to you as soon as possible. You will have the opportunity to discuss the deductions to reach an agreement. If an agreement cannot be reached you can raise a dispute with the TDS where an independent adjudicator will distribute the deposit accordingly.
How do I reserve a property?Once your application is accepted, one weeks rent is payable to reserve the property whilst we undertake your referencing and legal paperwork. This one weeks rent is credited towards your first payment of rent when you move in. For full T&C’s of the reservation payment, please contact the office.
Do I need to come to the office for paperwork?We use the latest technology to allow us to carry out all paperwork electronically via email, accessible on a computer, smartphone or tablet. Easy and environmentally friendly!
You will be required to show your Right to rent in person, which can be done on key collection.
How do I report maintenance and repairs?Please login to your Property File account to report maintenance. (Link found at the top of our website). For any urgent maintenance please call the office.
Can I apply for a property I haven’t viewed?We encourage an in person viewing wherever possible. However, in some circumstances we can conduct a viewing with a representative of your choosing or carry out a virtual viewing.
What is a guarantor?A guarantor isn’t always essential. However, in some circumstances they may be required. A guarantor is often a family member or trusted associate who is willing to sign to agree to pay the rent should the tenant fail to do so. They will be equally responsible for any arrears and also any damages for the property which are not covered by the deposit.
How do I end my tenancy?If you are in a fixed term contract, you are liable until the end of the contract. You can request ‘early release’ which will have to be agreed by the landlord (relet charges may apply).
If you are approaching the end of your fixed term contract or are in a rolling periodic contract, you will need to hand in a minimum of 1 months’ notice in writing and given to the landlord or agent. This can be in letter format, or we do also accept an email.
